Select the fleet, and right click on a coastal area within its green 'movement restriction zone'
2 ways:
- Just right click on the piece of land that you want the army to land on and the boat wil sail there and automatically land the troops
- Select your fleet, click on the army tab, select the troops you want to unload and select where you want to unload them
Both also work for agents

if you have troops in your fleet, it will unload them if you click on the land. May be that you are clicking too far inshore?
Both certainly work for me.
Ports have no effect on loading or unloading troops. Also, if you stand your army on an enemy port it will blockade it for you.

You have to click the shore, then it works. So there must be a clear coastal area. And you can't unload in blocked ports, or enemy ports. But just unload next to them :p
E: Yeah, too slow =/
