Black & White
Why is it that when you start the things that u need to build are in black and white I mean grayed out please people? What do you need to do? So to 'unlock' them and be able to build them?

That just means that they're the starting building. You can still click on them build them.

Yes you are right but its like v v cheap, like for example 4 or 5 money only, why is that? Is it like they try to research it sort of?

Oh, you mean the trade routes and such? I think those are primarily placeholders which somehow make the buildings work in the way the modders want. Research is a decent way to think of it.

So first you need to 'research' the black and white ones and after some or the other 'coloured' ones will be availble??

Right. In the case of Trade Routes, you can import three different resources. Each one is available at a new settlement level. So when you build a trade route, you'll have the option to start importing resources that were previously unavailable. Once you have those resources, you can start building the colored buildings relating to that resource.
Something like this: Village Blacksmith -> (Settlement Upgrade) -> Trade Route -> Metal Import -> Town Blacksmith
