    I bought a house through my aunt because she had better credit than I and so legally, it is in her name despite her not even living in it. This house has a studio on the back that I want to rent but I dont want the tenants to be able to sue either my aunt or myself and then end up owning the house.

    SO i need limited liability right? well, i formed an LLC and now it's its own entity but i don't know what to do!!
    i mean, since the house is in her name, i know i need her to sign some document saying it's ok for the LLC to rent out the studio. 1) what is this document called?

    2)does the LLC need a license? (it is registerd, but do i also need a license in the state of Oregon? if so, what type of license?

    3)once my aunt signs the studio over to the LLC, it can then rent/lease it to whoever i want right?

    4)by doing this, is my aunt still liable?

    Basically, you would be renting the studio space from your aunt, and then the LLC would be renting the space to tenant. But you need to see what the cities zoning laws are regarding studio rental and running a business in the area, you may need to pay additional taxes. There should be information on your cities government pages on how this all works. But yes, this shouldn't be in the arts sections.
